How do you organise maintenance/work?

Everything starts with a report, either by the owner or the Domus team, to our digital management system. The technical team assigns the activity to an executive manager, who then proceeds with gathering information and conducting any site inspections. The most suitable supplier is selected, who will quickly prepare one or more quotes for the owner to approve. The relationship and coordination with the suppliers involved in the approved work will be monitored by the technical team. They will ensure proper planning, management and completion of the agreed work, adhering to timelines and budgets (project management). The owner will be continuously kept up to date with the execution of activity phases via digital reports and photographs. It means acting on behalf of the owner, who oversees the execution in real time, with the assurance that everything will be supervised and managed as agreed.

What does it mean to manage bureaucratic/construction problems?

The Customer Care department at Domus supports our administration in handling and completing the required paperwork. For example, utility management (gas, water, electricity): checking the invoice status for every single supplier/agency to assess the current situation, contacting any agencies involved and completing the required actions, keeping the owner updated. It means taking charge of the current situation, reaching out to all agencies involved to investigate the situation, collecting the necessary information and filling out the paperwork.

Can I request only certain services?

Of course. Our contracts are tailor made. We pride ourselves on creating personalised service packages. We offer different types of contract; based on the needs and requirements of each individual owner, we create tailored contracts that best suit them and their property.

How long do I need to commit to you/what is the contract duration?

Our contract lasts for 1 year, or for the time required to complete an assignment.

How often will my property be inspected?

Property inspections are determined by the type of contract (the most requested is every 15/20 days). During these inspections, the house and premises are ventilated, the boiler (in summer) and air conditioning (in winter) are checked, and functional tests (e.g., alarms, any plumbing leaks, condition of the walls, inspection of window frames and entrance doors, inspection of gardens, inspection of pools and their utility rooms) are conducted. A photographic report detailing anything flagged is then sent to the owner.

What do you mean by ID Card?

For us, it represents a crucial part of our work - an online collection of all the information useful for effective management. An in-depth source of knowledge on the house for the owners which is also useful internally to identify the location of utilities, the type of systems, access, domestic appliances, and all the information that could optimise routine and extraordinary maintenance times.
