The Renovation Works
The project was born out of the need to complete a renovation that had been left unfinished a few years earlier. The building envelope had been completed but an annex to the main building and two perimeter terraces, one on the ground floor and one on the first floor, were missing.
From the first meetings, the main theme was to succeed in giving the building the style and charisma of the owners, a cosmopolitan couple who had already lived in Germany, the Netherlands, and Japan, and who were now coming to live in the Bel Paese. The owners’ intention was to bring their mix of tastes and experiences, which they had come into contact with throughout their travels, to their new home.
Right from the first meeting, a good relationship was established that allowed the project to be concluded to the full satisfaction of the clients who, on completion of all the planned activities, requested the creation of a well-kept garden designed down to the last detail so that they could enjoy the magnificent view of Lake Garda while remaining immersed in the greenery of their home.
Mr W.’s VillaCompletion of the property
Mr W buys a villa still under construction in the hills over Lake Garda, in Marciaga. He decides to contact Domus to get professional support for the completion of the house and, later,to entrust us with the management of the property. The villa is part of a complex of 5 modern villas, all with a garden and a private swimming pool. The work of the Domus team was to first provide advice and then proceed with the completion of the building and its furnishings, all from a distance, with a commitment to complete the work before the summer. In June, W.’s family sees the house for the first time and confirms that they want to continue with the management of the villa in all its aspects, so as to always have a contact person on site to take care of any works or needs with a professional approach.

Herbert and Irene got in touch with Domus Management immediately after purchasing the property from a previous client, Mr. Giuseppe.
After the first appraisal had been carried out and discussions had taken place with the client, the intention was to maintain the distinctive features of the original designer, Arch. Libero Cecchini, but to reinterpret them so as to make the property more usable and in line with the needs expressed by the new owners. The renovation, therefore, maintained the original architectural matrix, while revising the materials, finishes, and installations to make the building more sustainable and bring it in line with contemporary design trends.
In addition to completing the work on the property, Irene and Herbert asked us to reinstate an expired licence for the use of a jetty in front of the house, for bathing purposes. They also made a request for a mooring buoy.

After Sabrina decided to make an income from the family property, she turned to Domus to define a strategy to achieve the most effective result in the shortest possible time. Once the strategic analysis had been carried out, and the property’s target audience identified, the complete project was presented to the client and an operational plan was drawn up of the works and interventions needed to make the holiday home appealing to tourists. The works involved both installations of new systems and the supply of new furniture. After all the enhancement activities were completed, a functional test of the house was carried out, simulating a one-night stay like real tourists. Once the test had been passed, the property was photographed and put online for to rent out to tourists.

The Property Development Project
In order to be able to position the house correctly on the tourist market, after meeting with the owner and analysing the distribution of the spaces and its potential, it was decided to prepare a plan for the restyling of the home. In this specific case, work had to be done on both the indoor and outdoor areas in order to balance spaces and enhance, with a limited expense, the property’s strengths such as the beautiful lake view and the presence of a Jacuzzi whirlpool in the garden.

The strategy shared from the outset was to give the flat brightness. In particular, to try and enhance the private outdoor terrace.
The view of the shared pool evoked water, instinctively suggesting a selection of furnishings and accessories in soft and warm colours: the colour turquoise, the colour of sand, the brown of natural wood, and rattan. Turquoise is the colour of tranquillity and enduring love; it is made mixing blue and green together; it blends the purifying action of green with the relaxing and refreshing action of blue. A perfect state of mind for this new tourism product by Domus.
