In 2021, Domus Management was involved in a long-term project with a clear objective: to transform a private property into a product aligned with the expectations of the high-end tourist market, in particular that of villas for rent in Torri del Benaco (VR). The property, at the time not suitable from an urban point of view and was only sporadically inhabited, had a great unexpressed potential.

Transformation

We followed each phase with a complete direction, starting from the urban regularization and urban planning amnesty, necessary condition to be able to proceed with the sale and acquisition of the property by the current owner. Once the new property was defined, Domus became an operational and strategic partner, guiding the client through a transformation process that included:

  • Technical and financial analysis to assess the intended use of the property
  • Definition of a project in line with the standards required by the top-tier rental market
  • Cost estimation, selection of firms and works management
  • Full interior clearance, complete renovation of systems and structures
  • Attention to every aesthetic and functional detail, including landscaping, pool design, and interior styling

Project Phases

In addition to the technical and creative aspects, Domus has directly managed:

  • All authorization procedures (amnesty, building permits, cost estimates, contracts)
  • Coordination between designers, contractors and subcontractors
  • Planning and work supervision (time schedules, site inspections, periodic reports)
  • The continuous relationship with the client, who resides abroad, maintaining timely updates and shared vision on the progress
